Repair or replace?

A properly specified insulated steel door on correctly sized springs, kept lubricated and balanced, is a long-horizon purchase, and what actually determines how long it stays good is the hardware and the maintenance rather than the panel. Springs will need replacing at some point regardless, because they are consumable by design, and rollers and hinges wear. The parts of the specification most worth spending on are the ones that are awkward to change later: insulation, gauge, hardware grade and cycle rating. Colour and glazing are aesthetic choices with no bearing on service life.

What Actually Goes Wrong

The door has reached the end of its service life

Sections, hinges, track, springs and cables all age together. Once several of them need attention at once, a new door with new hardware throughout is the more sensible expenditure.

Insulation is inadequate for the use

A garage attached to living space, or one used as a workshop, loses heat through an uninsulated leaf. An insulated steel door with a polyurethane core also stiffens the panel, which matters on a wide span.

The opening is non-standard

Burlington's 1950s stock, particularly in Mountainside where 35 percent of dwellings predate 1961, includes openings narrower and lower than current catalogue sizes. A made-to-measure door solves it without altering the structure.

Appearance is part of the decision

On a wide elevation the door is the dominant feature of the front of the house, which is why panel design, glazing and finish are treated as part of the specification rather than an afterthought.

New installation is where spring specification either protects the door for years or undermines it from the first cycle, so the calculation against measured weight is not something to shortcut. Structural fixing carries the same weight: a modern insulated sectional door and its counterbalance load a header and an anchor backing harder than the light timber or one-piece door being removed, and on a house from the 1950s that backing may be original and may have moved. It is inspected and reinforced where needed before any tension goes on.

    Width, height, headroom above the opening, side room beside each track, backroom into the garage and the floor line are all measured on site. Nothing is ordered from an assumption about a standard size.

  2. Specify with you

    Insulation, panel profile, glazing, colour, hardware grade and spring cycle rating are chosen against how the garage is actually used and how often the door will cycle each day.

  3. Check the structure

    The header, the jambs and the backing behind the spring anchor are inspected, and any reinforcement is identified before installation rather than discovered during it. Older timber framing gets particular attention.

  4. Install, balance and commission

    The door is fitted, the springs wound to the calculated turns, the drums set to wind evenly, seals fitted, the leaf proved to hold position by hand, and any operator reconnected and its safety reversal tested.

How much insulation do I actually need?
It depends on what the garage touches. Where the garage sits under or beside heated rooms, which describes most of Burlington's split-levels and two-storey builder homes, an insulated steel door with a polyurethane core is worth it both for heat loss and because the core stiffens a wide panel against wind flex. Where the garage is fully detached and used only for parking, a lighter specification is defensible, and we will say so rather than selling you insulation you gain nothing from.
One wide door or two singles for a double opening?
Both are valid and the choice is about use. A single wide door gives one clear opening and one operator to maintain, but it is heavier, less forgiving of counterbalance error and dearer to repair a section on. Two singles let one side stay in service while the other is worked on, need two operators, and leave a centre post that narrows each vehicle opening. Where the existing arrangement works for the household, matching it is usually the sensible route.
My house is in the heritage conservation district. What should I know?
The Burlington Avenue and Ontario Street Heritage Conservation District was adopted by By-law 08-2026 under Part V of the Ontario Heritage Act, and exterior alterations within a district are guided by its plan and guidelines. Separately, properties listed on the Municipal Heritage Register that are not designated require 60 days' written notice to the City before demolition. The practical advice is to check with the City before specifying a door that changes the appearance of the elevation.
How long does an installation take?
A straightforward replacement on a standard opening with sound structure is normally a single visit. What extends it is structural work discovered on older stock, a made-to-measure door for a non-standard opening, which has to be manufactured before it can be fitted, or a specification with a lead time on finish or glazing.
