Sectional doors are built in horizontal panels, which is what makes damage to one of them a repair rather than a replacement. A reversing vehicle, a hockey stick, a wind gust catching a door part open or a dented bottom section after a hard freeze does not usually condemn the whole leaf. Whether a section can be replaced comes down to three questions: can the profile, panel pattern and finish be matched closely enough, is the rest of the door sound, and did the impact damage hardware behind the visible dent.
A well-matched section on a sound door lasts as long as the rest of the leaf, with the honest caveat that a new panel will read slightly brighter than sections that have weathered for fifteen years, and that difference narrows over time rather than disappearing. Where two or three sections are damaged, or where the door has reached an age at which its hardware is being replaced anyway, the arithmetic often favours a new door instead. We will set out both options with what each involves rather than steering you toward the larger job.
Our troubleshooting guides walk the diagnostic checks in order so you can confirm the fault before booking.
The most common cause by a wide margin, and it is more common where driveways are short. Alton Village and The Orchard were both built with short drives, which leaves less margin between a bumper and a closed door.
When a bottom seal has frozen to the slab, pressing the button or lifting hard puts the whole load into one section. The panel bends or the stiles pull away before the ice lets go.
A wide door caught by wind while part open flexes across its span. Lakeshore streets from Spencer Smith Park east through Shoreacres and Elizabeth Gardens are the most exposed in the city.
Road salt, grit and standing meltwater attack the bottom section first, particularly on a driveway that falls toward the garage, so the lowest panel often ages years ahead of the rest.
The two Burlington factors here are width and appearance. A great deal of the city runs wide double doors, in Tyandaga where most homes have a double garage, in Millcroft, in Roseland and Shoreacres and across Headon Forest, and on a wide front elevation the door is the largest single visual element of the house. That makes a matched section repair worth doing properly on streets where appearance is part of the value. The heritage side deserves a note too: within the Burlington Avenue and Ontario Street Heritage Conservation District, adopted by By-law 08-2026 under Part V of the Ontario Heritage Act, exterior changes are guided by the district plan, and a like-for-like section repair is generally the least complicated route.
A door with a damaged section may still be under full spring tension, and a bent panel can bind in the track in ways that make its movement unpredictable. Do not keep cycling a door that has been struck: check whether the leaf is square and whether hardware is loose or hanging first. Section replacement itself involves releasing hardware on a door that must be supported properly, and on a wide double the panel is heavy and awkward enough that it is a two-person lift rather than a solo one.
Manufacturer, model, panel profile, gauge, insulation type, glazing and finish are recorded. Matching a section starts with knowing exactly what is on the opening rather than what it resembles.
Hinges, roller carriers, the track alongside the impact and the sections above and below are all checked. An impact that dents one panel frequently bends a hinge that is easy to overlook.
Where a close match exists, the section is ordered and the position on finish and colour ageing explained. Where it does not, we say so rather than fitting an approximation that will be visible from the street.
The new section is fitted with fresh hardware where needed, the leaf checked for square and even travel, and the counterbalance rechecked, because a replacement panel rarely weighs exactly what the old one did.
