Alton Village is the newest large subdivision in Burlington and still has an entire section under construction, which has earned it the label of the new-build capital of the city. Its construction profile is unlike anywhere else here: 66 percent of dwellings were built between 2006 and 2010, 29 percent between 2011 and 2016, 3 percent between 2001 and 2005, and nothing at all before 2001. Single-detached houses account for 62 percent of the stock, semi-detached 16 percent and row houses 12 percent, mostly as two-storey properties.
The built form is stated plainly in local descriptions: homes are predominantly two storeys with small yards, short driveways and plenty of built-in double-car garages, and residents accept the small yards and short drives as part of the deal. Alton also sits at the end of Burlington's growth story. The Alton region was the last remaining greenfield site available for large-scale development in the city, and the Greenbelt has held the urban boundary in place since, with the Official Plan stating that expansion of settlement areas into the Greenbelt Plan is not permitted. Alton Village West, at Dundas and Walkers Line, is the final master-planned community under development.
A built-in double garage on a short driveway is the standard Alton job, and the short driveway is the part that changes how a visit runs. There is little room to park clear of the door, less room to stage sections, and neighbouring frontages are close by, so the working plan is made before arrival. Mechanically these are the youngest doors in Burlington, which shifts the work toward adjustment, sensor alignment, roller and hinge wear, cable seating and opener faults rather than wholesale replacement, although hardware installed in 2007 has now had enough cycles to justify a proper look at spring condition. Warranty is a live question here too: with 29 percent of dwellings built between 2011 and 2016 and construction continuing, builder or Tarion coverage may still apply, and that is worth checking before arranging outside work.
On the youngest stock in Burlington the faults are adjustment, sensor, roller and drive issues rather than end-of-life failures, and builder or Tarion warranty may still cover the more serious ones.
